All private rental properties in Wales must now have a mains-wired interlinked smoke alarms on every floor and a valid electrical condition report.

There must also be a carbon monoxide detector in all rooms with a gas or solid fuel appliance.

Landlords have had 12 months to ensure their private rental properties meet the new regulations, as part of the Renting Homes (Wales) Act 2016 Fitness for Human Habitation standards.

Landlords are also advised to test smoke alarms regularly – such as during property inspection visits or if carrying out other repairs.

The Fitness for Human Habitation standards also include requirements regarding damp and mould growth, excess cold and heat and electrical hazards. Find out more about the legislation.

If a private rental property does not adhere to the legislation, tenants are advised to contact their landlord or agency in writing.
